♦ THE SCHEDULE OF WHICH APARTMENT TO PREPARE NEXT
♦ THE STATUS OF PENDING SERVICE REQUESTS
OUR APARTMENT PREPARATION PHILOSOPHY
♦ HAVE SHOW UNITS REPRESENTATIVE OF EACH TYPE OF AVAILABLE APARTMENT.
♦ A SMALL SELECTION OF HIGH QUALITY UNIT PREPARATION IS PREFERRED TO A LARGE QUANTITY OF POORLY PREPARED UNITS.
♦ THE KEY TO ALWAYS HAVING THE RIGHT QUALITY AND QUANTITY OF RENT READY UNITS IS EFFICIENT SCHEDULING OF STAFF AND VENDORS.
♦ PERSONAL INSPECTION OF EACH VACANT APARTMENT, BOTH BEFORE WORK IS COMMENCED AND AFTER IT IS COMPLETED, IS ESSENTIAL.
DEFERRED vs. PREVENTATIVE MAINTENANCE
All of the below listed items and many more can become deferred maintenance if not attended to on a regular basis. The Pro Management practice is to develop and implement a schedule of maintenance projects and upgrades in order to constantly keep ahead of deferred maintenance issues.
- cleaning out water heaters before they rust out the bottoms
- cleaning out rain gutters before the rainy season
- checking and resealing roof vents and flashing before leaks
- asphalt slurry coating or carport degreasing
- speed bump painting, parking stripes and curbs painting
- tree trimming, grass fertilizing
- oiling and servicing of electronic gates
- changing filters in heaters and air conditioning units
- painting wrought iron fences and building trim regularly
- cleaning out main drains before tree roots create clogging
- hallway and stairway painting and cleaning,

Pro Management recognizes that GREEN IS GOOD for apartment communities by giving your property a more sustainable future. In an effort to be as green as possible, our company endeavors to use green products and employ green management strategies. We strive to abide by practices that Reduce, Reuse and Recycle!
A green product is one that improves the indoor air quality of a home, lowers pressure on the environment to produce the product, reduces the use of water throughout a home, reduces the "carbon footprint" of a home by reducing the amount of enregy used, and reduces the chemical danger and exposure risks to people working and living in the home. For example, certain products such as paint, cleaning chemicals and carpets emit gasses known as Volatile Organic Compounds or "V.O.C. " that is unhealthy for individuals and the environment.
Some of the specific Green Management Practices that we implement wherever possible in our apartment communities are as follows:
